The Land Development Manager will oversee the planning, coordination, and execution of residential land development projects from raw land through finished, build-ready lots. This individual will manage contractors, consultants, schedules, budgets, and regulatory requirements to ensure projects are completed safely, efficiently, and on schedule.

The ideal candidate is an organized and driven professional with experience in residential land development, civil construction, or site development. They are a strong communicator and problem solver who thrives in a fast-paced environment and enjoys collaborating with contractors, consultants, municipalities, and internal teams to successfully deliver high-quality projects.
 

  • Oversee all phases of residential land development projects from raw land through finished, build-ready lots.
  • Manage the installation of site infrastructure, including utilities, roadways, grading, landscaping, parks, and community amenities.
  • Review civil improvement plans, geotechnical reports, project specifications, and construction documents to ensure successful project execution.
  • Develop, maintain, and communicate project schedules, milestones, and critical path activities while identifying and resolving delays.
  • Coordinate with contractors, consultants, utility providers, municipalities, and internal teams to ensure projects remain on schedule and in compliance with all requirements.
  • Assist with the bidding process by preparing bid packages, developing scopes of work, performing quantity takeoffs, and supporting subcontractor selection.
  • Manage subcontractor contracts, oversee field activities, review purchase orders, and resolve site development issues related to infrastructure, drainage, grading, and lot readiness.
  • Monitor project budgets, track market pricing, and identify potential cost variances.
  • Ensure compliance with all applicable local, state, and federal regulations, environmental requirements, and company standards.
Qualifications:
  • 3+ years of experience in civil construction, land development, landscaping, irrigation systems, hardscape installation, or a related field
  • Bachelor's degree in a related field preferred
  • Valid driver's license and reliable transportation
  • Proficiency with project scheduling software, Microsoft Office Suite, and email
  • Strong written and verbal communication skills with the ability to interpret and follow written and verbal instructions
  • Excellent organizational skills, strong attention to detail, and the ability to manage multiple priorities in a fast-paced environment
  • Bilingual skills are a plus
