The Axel Group is seeking an experienced Land Entitlements Manager to join our client's team in Monmouth County, NJ. This individual will play a key role in overseeing the entitlement process for residential, commercial, and mixed-use projects, ensuring that all land use approvals, permits, and zoning requirements are successfully obtained. The ideal candidate will have a strong background in real estate development, land use planning, and working with municipalities and regulatory agencies.

Key Responsibilities

  • Manage the entire entitlement process from due diligence through final approvals, ensuring compliance with local, state, and federal regulations.

  • Partner with internal teams, consultants, attorneys, and engineers to prepare and submit applications, zoning requests, variances, and other entitlement-related documents.

  • Build and maintain strong relationships with municipal staff, elected officials, and community stakeholders to facilitate project approvals.

  • Oversee due diligence efforts, including environmental reviews, zoning analysis, and feasibility studies, to assess project risks and opportunities.

  • Coordinate public hearings, planning commission meetings, and city council presentations, representing the company and projects effectively.

  • Track entitlement schedules, budgets, and conditions of approval to keep projects on time and within scope.

  • Provide input on land acquisition opportunities by evaluating entitlement feasibility and risks.

  • Stay up to date on land use regulations, zoning ordinances, and market trends that may impact development strategy.

Qualifications

  • Bachelor’s degree in Urban Planning, Real Estate, Civil Engineering, or related field.

  • 5+ years of experience in land entitlements, land use planning, or development management with a real estate developer (required).

  • Proven track record of successfully navigating entitlement processes for large-scale residential, commercial, or mixed-use projects.

  • Strong knowledge of zoning codes, land use regulations, , and environmental review processes.

  • Excellent communication and negotiation skills with the ability to interact with government officials, consultants, and community groups.

  • Highly organized with strong project management skills, able to manage multiple projects simultaneously.
