Manage the entire entitlement process from due diligence through final approvals, ensuring compliance with local, state, and federal regulations.
Partner with internal teams, consultants, attorneys, and engineers to prepare and submit applications, zoning requests, variances, and other entitlement-related documents.
Build and maintain strong relationships with municipal staff, elected officials, and community stakeholders to facilitate project approvals.
Oversee due diligence efforts, including environmental reviews, zoning analysis, and feasibility studies, to assess project risks and opportunities.
Coordinate public hearings, planning commission meetings, and city council presentations, representing the company and projects effectively.
Track entitlement schedules, budgets, and conditions of approval to keep projects on time and within scope.
Provide input on land acquisition opportunities by evaluating entitlement feasibility and risks.
Stay up to date on land use regulations, zoning ordinances, and market trends that may impact development strategy.
Bachelor’s degree in Urban Planning, Real Estate, Civil Engineering, or related field.
5+ years of experience in land entitlements, land use planning, or development management with a real estate developer (required).
Proven track record of successfully navigating entitlement processes for large-scale residential, commercial, or mixed-use projects.
Strong knowledge of zoning codes, land use regulations, , and environmental review processes.
Excellent communication and negotiation skills with the ability to interact with government officials, consultants, and community groups.
