Our client is an award-winning architecture firm that provides architectural design, planning, and interior design for municipal projects throughout NJ! They are seeking a motivated Construction Administrator to join their team out of Bergen County, NJ. 
 
 
Responsibilities:
 
  • Provide construction administration services as part of an effort to maintain quality control and be responsive to our clients' concern
  • Be reactive to the continuing flow of inquiries, submittals, and requests for changes and payments that characterize daily construction contract administration
  • Serve as a representative of the client, and advise and consult with the client during construction
  • Visit construction sites at regular intervals appropriate to the stage of construction to become generally familiar with the progress and quality of the work completed and to determine in general if the work is being performed in a manner indicating that the work, when completed, will be in accordance with the contract documents
  • Review contractor's applications for payment and certify the amounts due the contractor(s)
  • Review contractor's submittals such as shop drawings, product data and samples for the limited purpose of checking for conformance with information given and the design concept expressed in the contract documents
  • Prepare change orders and construction change directives, for the owner's approval and execution in accordance with the contract documents
  • Conduct site visits to determine the date or dates of substantial completion and the date of final completion
  • Receive and forward to the owner for the owner's review and records written warranties and related documents required by the contract documents and assembled by the contractor
  • Issue a final certificate for payment upon compliance with the requirements of the contract documents
  • Make decisions on matters relating to aesthetic effect shall be final if consistent with the intent expressed in the contract documents
  • Render written decisions on all claims, disputes or other matters in question between the owner and contractor relating to the execution or progress of the work as provided in the contract documents
